The nota simple is an official extract issued by the registrar detailing the current legal status of a property. In straightforward terms, it clarifies who the rightful owner is, how the property is officially described on paper, and most importantly, whether it carries debts or legal encumbrances that could affect the buyer.

For non-resident buyers, this step is usually coordinated alongside obtaining the NIE number using the EX-15 form and paying the corresponding model 790 fee of around 10 €, whether completed directly in Spain, through a consulate abroad, or via a power of attorney.
