Even if you are based within the eurozone, running a home in Spain on a day-to-day basis involves setting up direct debits for basic utilities, paying local property taxes, and managing community fees.
In Torrevieja, where more than half of the residents are international citizens representing over 100 nationalities, local branches are very accustomed to international buyers. That said, documentation requirements for non-residents are strict, and gathering your paperwork early will prevent unnecessary delays during your purchase.
Practical steps to set up your account
Setting up a non-resident bank account in Spain is a straightforward process when approached systematically:
1. Securing your NIE
The Foreigner Identity Number, or NIE, serves as your personal tax reference for any formal transaction in Spain. To apply, you submit the EX-15 form and pay the Modelo 790 government levy, which costs around 10 €. There are three main ways to obtain it:
- In person in Spain through the relevant authorities.
- At the Spanish consulate in your home country.
- Via a registered power of attorney through an appointed representative.
While certain institutions allow you to start the process with your passport alone, virtually all require your permanent NIE to activate full transactional banking services.
2. Proving your non-resident status
Banks are required by the Bank of Spain to confirm that your primary tax residence is outside the country. This is typically handled through:
- A non-resident certificate issued by the police.
- A standard non-residence declaration signed directly at the branch, allowing the bank to request the official verification on your behalf.
This verification is renewed periodically for as long as you remain a non-resident account holder.
3. Demonstrating your source of funds
Under European anti-money laundering regulations, you must clearly verify where your funds originate. You will need to provide valid, up-to-date documentation such as:
- Your most recent tax return from your country of residence.
- Recent payslips or an official employment income statement.
- Company accounts or tax statements if you are self-employed or a business owner.
- Supporting paperwork covering pensions, inheritances, or capital from prior property sales.
If your paperwork is issued outside Spain, the compliance team may request a certified sworn translation depending on the original language.
4. Signing your account agreement
You will normally sign your agreement in person at your chosen branch, although this can also be completed under a power of attorney if your legal representative holds the appropriate authority. Once approved by the compliance department, your account is fully operational to send and receive international transfers.

Having an active account in place is crucial across each milestone of buying a home:
- Reservation agreement: allows you to pay the holding deposit, typically between 3.000 and 6.000 €, to take the property off the market.
- Deposit contract: facilitates the customary 10% payment towards the agreed purchase price.
- Completion at the notary: provides the required banker's draft for the balance or funds the total closing expenses, which come to roughly 10-13% on top of the price for taxes, notary fees, and land registry costs.
- Ongoing ownership costs: enables seamless direct debits for local IBI council tax, community of owners charges, and regular water, electricity, and broadband bills.
