How to get your NIE to buy a property in Spain

The NIE (foreigner identification number) is requirement number one for buying a home in Spain. Without it you cannot sign at the notary, pay taxes or set up utilities. The good news: getting one is easier than it sounds.

What is the NIE and what is it for?

It is your personal tax number in Spain. You will need it to buy or sell property, open a bank account, set up electricity and water, pay taxes and sign almost any official document.

Where do you apply?

Option 1: in Spain

At a National Police station with a foreigners' office (for Torrevieja there is an office in the city itself). You book an appointment online and submit the paperwork in person.

Option 2: at the Spanish consulate in your country

If you prefer to have everything ready before travelling, you can apply at the consulate. It usually takes a little longer, but saves you errands during your stay.

Option 3: by power of attorney

If you cannot travel, a representative (for example your lawyer) can apply on your behalf with a power of attorney.

Documents you need

  • Completed EX-15 form.
  • Original passport and a copy.
  • Proof of the reason (for example, the reservation or intention to purchase a property).
  • Proof of payment of the fee (form 790, about 10 €).

How long does it take?

With an appointment in Spain, the number is usually issued within days — sometimes on the spot. Via the consulate, allow several weeks. Our advice: start as soon as you decide to buy, so it never delays the signing.

Are NIE and residency the same thing?

No. The NIE is just a tax identification number: it does not make you a resident and carries no obligations. You can buy property in Spain as a non-resident with your NIE.
